Fonner Park Exposition & Events Center, Inc. has built a new facility (called the Heartland Events Center) in Grand Island and hired C.H. Johnson Consulting to prepare an independent assessment of the market potential for the planned Center.
The newly opened facility offers a multipurpose entertainment facility for local residents and others. The Center is primarily oriented to sports and entertainment events, such as minor league sports, concerts, community events and meetings, and family shows, but will also host conventions, tradeshows and festivals. The Center is part of Grand Island’s Fonner Park complex, and attached directly to the concourse of its existing facility, which is used 180 days each year for 150 events. Fonner Park is a growing complex that includes a thoroughbred racetrack that conducts a winter time 38-day race meet, a softball complex, soccer fields, and a city-owned waterpark.
Our report included a market analysis of local and comparable facilities, evaluation of potential minor league sports tenants, and other variables that will affect the performance and operations of the planned facility. We also developed an operating proforma and economic and fiscal impact analysis.
After submitting our report, we were engaged to draft an RFQ for design builders; assist in evaluating development proposals; provide independent analysis of alternate developer qualifications; provide counsel on critical deal terms, points, and strategies that have contributed the expedient delivery of the Center project; reviewed developer proposals; and served as an analytical resource on developer negotiations.
