Johnson Consulting’s staff assisted County officials by performing an Economic Impact Analysis and Use
Assessment for Space Coast Stadium, which is a minor league ballpark that is currently anchored by the
Washington Nationals Spring Training and the Brevard County Manatees. Johnson Consulting’s
comprehensive analysis of the Stadium helped counsel the County and other stakeholders on potential
community benefits, impacts and operating/funding options that will serve the County’s best interests as the
maximum return on prior, current, and future investment into the Stadium or other recommended uses.

The Johnson Consulting also reviewed Space Coasts Stadiums current lease and deal structures and prepared
a comparative analysis between teams and Counties/Cities, so that we could advise the County as they
negotiate with both major and minor league teams in order to acquire the best possible deal terms on behalf
of the county.

Additionally, our analysis reviewed aspects of minor and major league baseball stadium developments on
behalf of Brevard County, including facility operator and programming recruitment, traditional real estate
analysis, transit-oriented development (TOD), adjacent mixed-use development opportunities and broader
sports tourism and economic development efforts to increase visitation and economic impacts.
