PROJECT DESCRIPTION
Johnson Consulting was retained by ComVest Properties, LLC and Mississippi State University to perform a market and financial feasibility analysis of the proposed Cotton Mill Marketplace mixed-use development in Starkville, Mississippi. The analysis provided market, financial and funding structure analysis for a mix of land uses and served to support ComVest Properties’ application for funding from the State’s incentive program.
The project relates to a 35-acre mixed-use development adjacent to the Mississippi State University campus in Starkville. The overall proposal includes a Conference Center with a total of 17,500 square feet of banquet and meeting space; a 135-room Hotel with a 14,300 square foot Spa; 80 condominium residences; 216 units of student housing to support Mississippi State University, 114,070 square feet of net leasable office space; 306,355 square feet of net usable retail and restaurants; and two parking garages for 1,730 cars. The total development cost is $252.6 million.
